The team of professionals working for you is so important!  I have a wonderful team of trusted professionals that I love working with and my clients go on to refer over and over again, including mortgage brokers/lenders, lawyers, home inspectors, insurance agents, and trades people!

A pre-approval for a mortgage is an important first step in the home buying process.  It allows you to know exactly how much a lender is willing to give you, so you can view houses with confidence and submit the strongest possible offer when you are ready.

How much will you have to pay in closing costs?  Closing costs, ranging from 1.5 to 4% of the selling price.  These are the legal and administrative costs you will need to pay when your house closes.  Some of the costs are standard, and some depend on the type of property you purchase.  Examples of closing costs are: Down payment, Deposit, Home Inspection, Water/Septic/Fireplace, Tarion, Adjustments, Land Transfer Tax, Status Certificate, Legal fees, CMHC and other mortgage fees, Moving costs.

Buyers must pay Land Transfer tax on a purchase.  Land Transfer Tax is assessed on a property when a deed is registered transferring ownership of the property from one party to another.  The tax uses a sliding scale of percentages based on  property value.  Check out this Land Transfer Tax Calculator to see how much you will pay based on your purchase.

Always get a home inspection!

This helps you make a more informed choice about your major investment.  Attend the home inspection! The home inspector is working for you and there is nothing better than a direct exchange of information between you and the home inspector to achieve this goal.
